Core fitout activities include:

Partitioning

Creating divisions within the space using walls, glass partitions, or other structures.

Flooring

01Landlord Shell

Cat A Fitout

Category A is the landlord's foundational finish, a serviced blank canvas with essential MEP, lighting, floors, and walls in place. Furniture and branding remain the tenant's scope.

A Cat A office fitout typically includes:

  • Raised access floors.
  • Suspended ceilings.
  • Essential electrical services (lighting, power).
  • Basic mechanical services (air conditioning, ventilation).
  • Fire detection and protection services compliant with building regulations (smoke detectors, fire alarms), and internal surface finishes meeting industrial standards.
  • Additionally, common areas such as toilets, showers, lifts, lobbies, and breakout areas may be refurbished, unless already addressed in the Shell and Core fitout.
02Move-In Ready

Cat B Fitout

Category B delivers a move-in-ready workspace, with partitions, furniture, kitchens, IT, and brand detailing completed in close collaboration with your design team.

A Cat B layout will typically include the following:

  • Air conditioning, heating, and power points
  • Fully fitted kitchens and non-communal office amenities
  • Partitioning that includes meeting rooms, offices, break-out spaces, and reception area.
  • Office furniture such as desks, workstations, chairs, and meeting booths, all fully fitted.
  • IT installation and infrastructure
  • Design and brand detailing
03Flexible Occupancy

Cat A+ Fitout

Category A+ bridges shell and full fitout. Occupancy-ready with furniture, partitioning, and services, it suits landlords and co-working operators who need flexibility without a full Cat B commitment.

A Cat A+ office fitout will typically include:

  • Furniture and workspaces
  • Partitioning including meeting rooms, offices, and breakout spaces
  • Kitchens and toilets already fitted.
  • IT installation and infrastructure
  • Air conditioning and required power points.
